What Is Due Diligence?

Site Constraints & Due Diligence Checks

Thorough due diligence is a critical step in the development process to identify all constraints and opportunities of a potential development site and to inform the feasibility assessment to confirm whether or not it is feasible to develop. Typical due diligence checks may include (but not limited to) the following:

  • Maximise Development Yield for the site
  • Minimise Total Development Cost
  • Zoning of the land
  • Property & Title Searches
  • Easements, Covenants, Leases or other restrictions on land use
  • Location of property & ease of access to public transport, schools, shops, etc
  • Road Access & Traffic requirements
  • Transport Noise / Acoustics
  • Site topography
  • Availability of suitable service connections (sewer, water, stormwater legal point of discharge, electricity, telecommunications, gas)
  • Waste Disposal
  • Geotechnical Investigations
  • Contaminated Land
  • Acid Sulfate Soils
  • Earthworks
  • Council Local Area Plans or Development Control Plans
  • Council Constraints & Overlay Mapping
  • Flooding Constraints
