1. INCEPTION / CONCEPT STAGE
A development is initiated when a potential site is identified and an idea, vision or concept is realised and customised to achieve maximum development yield for the site.
2. DUE DILIGENCE & FEASIBILITY
Thorough due diligence is a critical step in the development process to identify all constraints and opportunities of a potential development site and to inform the feasibility assessment to confirm whether or not it is feasible to develop.
3. SITE ACQUISITION
This step involves purchase of the property by a developer or alternative methods such as Joint Venture, Syndicate, Development Lease or Equity Partnership.
4. DEVELOPMENT APPLICATION (DA)
This step involves preparation of all paperwork, plans & specialist report such as planning report, servicing strategy, environmental, bushfire, etc, required for Council to assess the development proposal.
5. OPERATIONAL WORKS (OPW)
This is the detailed design stage & preparation of detailed design drawings for earthworks, civil works, landscape, electrical, etc, complying with all DA conditions for submission to Council to approve construction of the development.
6. CONSTRUCTION
This step involves preparation of Tender & Contract Documents for the construction of the development works including As-constructed survey, Engineering Certifications & Practical Completion, Council On / Off-Maintenance acceptance.
7. COMPLETION & SALES
Submission of plan sealing and title registration to allow property sales to be finalised and settled. The process is concluded with the marketing and sales process. This is where all the hard work pays off.
